The Planning Inspector has dismissed the appeal
for the 1st Planning Application for the Playing Fields Redevelopment.
Why?
Because the scheme required cutting down six
high‑value mature trees, and the Inspector found the public benefits were too uncertain to justify the loss.
Key points:
Trees contribute strongly to local character
& biodiversity.
Most proposed benefits (school extension,
all‑weather pitch, pavilion) were unlikely to be delivered due to lack of Council commitment or funding.
A new 110m footway was a real benefit, but not
enough to outweigh the harm.
Bottom line:
The Inspector ruled that significant and clearly
defined public benefits were not demonstrated, so the tree loss couldn’t be justified, and the appeal was refused.
This will be reviewed over the coming weeks with
a view to resubmitting a revised application.
